Deposit not refunded?

Has your rental ended and you have wrongly not received your deposit back? Then read on!

Try it yourself first

You will recover your deposit the fastest and most economically by asking for it yourself in writing. If that doesn’t work, send a registered letter at least once. You can download an example with explanation here.

In the registered letter (you may also send it by registered e-mail, as long as the proof of receipt is reliable) you also claim interest and debt collection costs.

What if my ex-landlord fails to return my deposit even after a registered letter?

Then it’s time to engage us. We have a special all-in rate especially for this type of cases: you pay us €750 including VAT if we succeed in collecting the money without legal proceedings and €1,250 including VAT if legal proceedings are required. Are you eligible for government-subsidized legal aid or a discount on our standard rate? In that case you pay even less!

Complications

If during the handling of the case it appears that the landlord has a good reason not to return (part of) the deposit, we will give you the choice to continue the case at a different rate (per hour) or to terminate our work prematurely, because litigating about defects can be very laborious, while this all-in rate is intended for simple matters only.

If you intend to sign a rental contract, have it scanned by our specialists before you sign.

All-in fee

For a one time all-in fee of € 395 (including VAT) we will scan your rental contract and point out the risks and points of improvement essential for you as a new tenant. We will also verify ownership, possible seizures or promises to sell in the land registry and we will send you excerpt from public registries regarding size and value of the real estate – information you may need to check the rent value.

About to sign a new labour contract?

If you intend to sign a labour contract, have it scanned by our specialists before you sign.

All-in fee

For a one time all-in fee of € 395 (including VAT) we will scan your labour contract and point out the risks and points of improvement essential for you. Remember, as soon as you have an offer to conclude a labour agreement, your future employer is invested in you: they will listen to you if you have reasonable requests with regards to changes in the contract. We will watch for typical risks expats run when concluding labour contracts in The Netherlands, just because they are unfamiliar with Dutch labour practices.
